Landlord NICEIC Electrical Safety Certificates

New Regulations as or 1st June 2020 require landlords to have the electrical installations in their properties inspected and tested by a person who is qualified and competent, at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants, and to their local authority if requested.

if the contractor you have appointed to carry out the EICR is not a registered Inspector the report may be invalid so for piece of mind best use a contractor that is listed on the Governments PRS Register (which we are a part of)

What is an EICR? And what are the benefits;


An EICR is an inspection on the condition of an existing electrical installation, to identify (in order of priority) any deficiencies against the national safety standard for electrical installations in the UK.
Tests are also carried out on wiring and associated fixed electrical equipment to check that it is safe, Following the inspection you will be presented with either a satisfactory certificate or a simple and easy to understand summary complete with costings for any electrical repairs that may be required.

What to expect? 

On average we will spend 2-4 hours on site depending on the size of the electrical installation, following the visit we normally have a full report ready within 1-2 working days.

OUR TESTING IS BASED ON 100% OF THE ELECTRICAL CIRCUITS, Please read the small print of any comparable quotation as some other companies only test 20% which renders the EICR report null and void (unless you have 20% carried out every year over a 5 year period)

  • Our cost does not include the testing of high level lighting.

  • The list price based on a 100% inspection and test regime performed


The scope of these works is to give a professional opinion of the installations condition by carrying out visual inspections and instrument test of those parts of the Fixed Wiring installation which are accessible.

The test and inspection would comprise of:

  • Characteristics of supply at the origin of the installation.

  • Visual Inspection

  • Circuit protective conductor (CPC) continuity test

  • Ring Circuit Continuity

  • Insulation resistance test

  • Polarity check

  • Earth Fault loop impedance test

  • Prospective short circuit currents

  • Operation of residual current devices.


The engineers would require access to the floor boxes, light fittings and any other electrical outlets. This is done to effectively identify the termination of each circuit and also to check the C.P.C continuity.
